Limited Power Of Attorney For Real Property Specific Real Property Transaction (N.C.G.S. 32C-3-303)

This is a recordable form used for a real property transaction. It allows the agent to perform one of four tasks on behalf of the principal.

1.To finance the purchase of a property secured by a deed of trust encumbering the property, or

2. To refinance the property secured by a deed of trust encumbering the Property, or

3. To purchase a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is buyer, or

4. To sell a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is seller.

This limited power of attorney becomes effectively immediately and can have a set termination date. If a date is not provided, it terminates in one year.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Was warned by attorney that forms from internet have lots of mistakes. But after looking all over, took a chance on here. So far, I am satisfied, and actually happy that I got something that (I believe) meets my state and local requirements. Haven't filed the deed yet, or had to put it into effect, but being able to pick the local area, and have the relevant state law listed on the deed, gives me confidence. Also, got the whole package of possibly relevant forms, and a very good guide how to prep the deed with a sample completed deed - greatly appreciated!

I was very pleased with the ease in use of the forms. I suggest making sure the sample copy is totally aligned with the exact same parts. I was a little confused about the portion "Subject to.."
It was easy to make corrections, additions, etc because the page remained open, and I didn't have to re=open the forms continuously.
