Seller retains legal title as security.
If the buyer defaults, the seller can cancel the contract through statutory forfeiture under N.D.C.C. Chapter 32‑18.
3. Family or Private Sales
Often used in:
Intra-family transactions (e.g., selling to children)
"Rent-to-own" type arrangements
Private seller-financed sales of rural or agricultural property
4. Agricultural or Rural Property Sales
Used to allow gradual ownership over larger tracts of land.
Reduces need for third-party financing and fees.
5. Investor or Rehab Property Sales
Sellers may use a contract for deed to sell fixer-uppers or homes needing repair to investors or owner-occupants who intend to renovate during the term of the contract.

This was the first time I had ever had to fill out a Warranty Deed, so if it was not for your example form on how to fill one out, I would be still be here completely lost. I had originally gone to another site for a Warranty Deed & they wanted double the amount of your price & their website had no examples forms. I am so happy with your site & service. The Beneficiary Deed is easy to fill out, expecially with the examples/explanations provided. The only recommendation I would make is to state that the Parcel ID and the Assessor's ID are one in the same. I looked everywhere for something that mentions "Assessor's ID" in my paperwork to no avail. Upon calling the Maricopa Assessor's number in Maricopa I was told that they are the same.
