What is the Oregon Notice of Pendency / Lis Pendens
When filing a case affecting title to real property or at any time after, as long as the case is pending, any party to the suit may file a Pendency of Action. To be effective it must be recorded at the Recorder of Deeds/ Clerks Office in every county where said property is located. (The notice shall be recorded in the same book and in the same manner in which mortgages are recorded.) From the time of recording, the Notice of Pendency, becomes constructive notice to would be purchasers or encumbrancers. Such Notice will contain (the names of the parties, the object of the suit, and the description of the real property in the county involved, affected, or brought in question, signed by the party or the attorney of the party.) Ease and speed of recording are remarkable. This is especially true of deeds with problems: I often get feedback within minutes and can correct problems immediately and still complete the filing in the same day. I wish more counties accepted electronic filing! It would be helpful to list counties that do/do not accept electronic filing so I would not have to upload documents to find out my effort was fruitless.

The process for obtaining document itself was easy, and the included guide and example are great! \r\nI do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the \'property description\' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat.\r\nFortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

Our forms are designed to adhere to specific formatting requirements that are often mandated for legal compliance. Making direct alterations to the document can result in them becoming non-conforming, which is why we advise customers to use an exhibit page when their legal description is extensive or does not fit.

Quite simple and easy.
Only one critique: It would be easier if the names of the PDF would reflect the name of the deed/form such as 'Controlling tax return' rather than '1579101185SF56863.pdf'.
However I love downloading forms rather than mail.
