Filing Satisfaction of a Mechanic's Lien Claim in Pennsylvania
Satisfactions of a Lien Claim are used when a lien claim has been fully paid and satisfied and then underlying lien is no longer necessary. Upon lien satisfaction, the lien claimant is tasked with releasing the lien or face possible civil penalty for failing to do so.
Upon payment, satisfaction or other discharge of the claim, verdict or judgment to the claimant must enter satisfaction thereof upon the record upon payment of the costs of same. 49 P.S. 704.
If the claimant fails to file the satisfaction within thirty (30) days after a written request to satisfy, the court, upon petition of any party in interest, may order the claim, verdict or judgment satisfied and the claimant shall be subject to a penalty in favor of the party aggrieved in such sum as the court in the petition proceedings shall determine to be just, but not exceeding the amount of claim. Id.
A valid satisfaction of lien identifies the parties, the property where the work or improvement took place, recording information for the filed lien, relevant dates, and any other details necessary for the situation. In addition, the form must meet all state and local standards for recorded documents. Submit the completed satisfaction document to the same location where the lien was filed.
Mechanic's Liens are governed by Title 49 of the Pennsylvania Consolidated Statutes.

I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. 1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!

Your instructions and sample are geared towards businesses. It would have been helpful to have included some for us individuals as married couples as well. I also recall one or two spelling errors on the form that I could not fix, and the instructions seem to be for a prior form. This particular registry also required a stamped self-addressed envelope for return of documents. Hey, you asked! Overall, pleased.
