A Memorandum of Contract acts as a public notice of a land contract, contract for deed, or other buy-sell purchase agreement affecting real estate, without revealing all the contract terms. This document ensures that the essential details of the agreement are on record while maintaining confidentiality of the complete terms. A recorded Memorandum of Contract, can secure the parties interests in the subject property and provide notice to potential buyers or creditors, safeguarding against any future disputes regarding the property's title.
In South Carolina, the recording of such documents is governed by the South Carolina Code of Laws, Title 30 - Public Records, Chapter 5
Recording Generally. Although the statutes do not specifically mention a "Memorandum of Contract," they outline the requirements for recording any documents that impact the title to real property. These guidelines help protect the interests of all parties involved by ensuring transparency and proper documentation in real estate transactions.

I had a great experience using Deeds.com to file my legal document. The whole process was simple and easy to follow. The website walks you through each step, and everything is explained clearly. At one point, I had to resubmit my documents, but even that was quick and easy. There were clear instructions, and I had no trouble making the changes and sending them again. The communication was great too. I was kept updated the whole time, and any questions I had were answered fast. If you need to file legal documents and want a stress-free way to do it, I definitely recommend Deeds.com. They made the whole process smooth from start to finish.

This is my first time using this amazing service. I wish I was told about this before I went all the way downtown, drove thru construction zones, paid for parking only to be told the computer system had crashed. I was referred to Deeds.com and I will not use the downtown system again.
Your feedback is greatly appreciated. Thank you for taking the time to share your experience!

Quick and easy! I had previously prepared a Lady Bird deed, submitted it through Deeds.com and it was accepted/recorded by my county in just a few hours. The Deed.com $21 fee was well worth it as I saved fuel, tolls and parking costs not to mention at least 2-3 hours of my time that it would've taken to get downtown and back home!
Thanks for the feedback John. We appreciate you taking the time to share your experience. Have an amazing day!
