The form of a quitclaim deed in South Dakota (South Dakota Codified Laws, 43-25-7) requires, among other items, the grantor's signature and an acknowledgment of that signature. The mailing address of the grantee to the quitclaim deed and a legal description of the property being conveyed are both required at the time of recording (43-28-21). A quitclaim deed presented to a county recorder in South Dakota must be accompanied by a Certificate of Value.
Any person holding real estate under the terms of a quitclaim deed as defined in 43-25-11 will be deemed a purchaser in good faith and for a valuable consideration, unless the person had, at the time of execution and delivery of such conveyance, actual notice or knowledge of a prior unrecorded conveyance affecting title to such real property.
An unrecorded quitclaim deed in South Dakota is valid between the parties named in the instrument and those who have notice of it (43-28-14). In order to provide constructive notice to all purchasers or encumbrancers of the contents within, recording of the quitclaim deed with the county clerk in the appropriate county is necessary (43-28-15). Every conveyance of real property is void against any subsequent purchaser or encumbrancer in good faith and for a valuable consideration whose conveyance is first duly recorded. The forms worked well for entering information. I have finished without much trouble. Since the forms are Adobe PDF files you need the free app to use them but you can't edit unless you have the paid Adobe program. And, it was a reasonable price.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). I'm very impressed. We're a small nonprofit, and we usually walk our documents into our county offices for recording. So I was a little bit skeptical about how things would work if we did it electronically. But it was a smooth, quick, painless, and reasonably priced process. I expect that this will be our preferred method even after county offices re-open.

This was such an easy process and even tho you had to pay a $15 - to me it was well worth not having to drive downtown etc or take the risk of mailing the documents (fearing that they would get lost). I'll be using this from now on...

The TODD form has been notarized and registered with my county Register of Deeds office, so it works just fine. My only quibble is that when I printed it out, it missed part of the last line of the notary's info and the fine print in the bottom corners. When I printed it at 90% scale, it included those things.

The form was short, and explainable.. so that is my feed back on that...but we have not received anything back to actually see if we filled the form out correctly.
