The grantor to a quitclaim deed executed in Tennessee must sign the document and have his or her signature acknowledged. A legal description of the real property as well as a recital of the grantor's source of title must be included in a quitclaim deed executed in Tennessee. Specific requirements involved in presenting a quitclaim deed to a register of deeds in Tennessee are listed according to county. It is important to abide by these requirements in order to avoid penalty fees or re-recording.
In Tennessee, quitclaim deeds are registered rather than recorded. The recording statute (Tenn. Code Ann. 66.26.101) says that all instruments authorized to be recorded will be valid between parties to the instrument and their heirs and representatives without registration. However, registration is needed in order to provide actual notice to third parties. An unregistered quitclaim deed is not valid as to existing or subsequent creditors without notice or bona fide purchasers without notice (Tenn. Code Ann. 66.26.103). Priority is given to the quitclaim deed that is registered first, unless the party claiming under a subsequent instrument had full notice of the previous instrument (Tenn. Code Ann. 66.26.104).

Not totally satisfied as unable to edit as needed on signature page of the deed. I want to be able to date the document and don't want the verbage "signed, sealed and delivered in the presence of" to appear and cannot remove it. The notary will make his or her own statement below as to the date executed.

Contents were well done. Could not remove and replace the "Deeds/" footer, rendering the form unusable for filing with a court and county deed records. This should be corrected.

Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. Most people coming to this sight will not have the knowledge for deeds. Therefore, I wish there were more instructions on when the Grantor signs and when the Grantee signs and the process steps to making the transaction final. I would give it 4 out of 5 starts
