Releasing a Mechanic's Lien in Tennessee
Lien claimants must grant releases when the lien is no longer effective because it has been paid off or for any other reason.
If a lienor whose lien has been forfeited, expired, satisfied or adjudged against the lienor in an action on the lien, fails to cause the lien provided by this chapter to be released within thirty (30) days after service of written notice demanding release, the lienor shall be liable to the owner for all damages arising therefrom, and costs, including reasonable attorneys' fees, incurred by the owner. Tenn. Prop. Code 66-11-135(a).
A valid release form under this section identifies the parties, the location of the work or improvement, a reference to the recorded notice of lien, relevant dates and payments, and any other information necessary for the specific situation.
The lienor must file the release in the office where the notice of lien was recorded. Tenn. Prop. Code 66-11-135(b). The fee for recording shall be the fee required for the recording of a release or satisfaction of a mortgage as provided by law. Id. The lien shall be deemed released on the day on which the release of the lien is recorded in the proper office. Tenn. Prop. Code 66-11-135(c).

I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. I appreciated the fact that the forms were by Texas County and I knew I had the right form. The form were fairly easy to complete. I had trouble completing the form because the property description was long and kept disappearing and I had to re-type. It would also have helped it I could have saved and not had to start over every time.

I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

Very Poor and useles, a scam, don't waste your money, those templates are useless and do Not give you Any valid,proper, meeningful wording to use, did Not Help me, nothing more than what a 5th grader can come up with as far as wording or example..I feel I was riped off and this is a total scam... nothing useful
