Releasing a Mechanic's Lien in Tennessee
Lien claimants must grant releases when the lien is no longer effective because it has been paid off or for any other reason.
If a lienor whose lien has been forfeited, expired, satisfied or adjudged against the lienor in an action on the lien, fails to cause the lien provided by this chapter to be released within thirty (30) days after service of written notice demanding release, the lienor shall be liable to the owner for all damages arising therefrom, and costs, including reasonable attorneys' fees, incurred by the owner. Tenn. Prop. Code 66-11-135(a).
A valid release form under this section identifies the parties, the location of the work or improvement, a reference to the recorded notice of lien, relevant dates and payments, and any other information necessary for the specific situation.
The lienor must file the release in the office where the notice of lien was recorded. Tenn. Prop. Code 66-11-135(b). The fee for recording shall be the fee required for the recording of a release or satisfaction of a mortgage as provided by law. Id. The lien shall be deemed released on the day on which the release of the lien is recorded in the proper office. Tenn. Prop. Code 66-11-135(c).

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.

Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set.
