Construction projects often demand custom materials that are only suitable for that specific job, due to unique dimensions of the materials or other customized aspects as specified by the customer. These materials are not suitable for use in other projects, except as possible salvage or scrap with a greatly diminished value.
Suppliers of specially manufactured items that are not reasonably suitable for other jobs may serve the Notice of Specially Manufactured Items as set out at Sec. 53.058 of the Texas Property Code. This notice is not required, but under 53.023(2), a person who creates such job-specific materials is entitled to lien, even if the materials were never delivered to the job site.
These claimants must also serve the Notice of Contractual Retainage, along with either a Second Month Notice or a Third Month Notice, warning the contractor and owner about the outstanding debt.
The document identifies the parties and the project, describes the materials, and lists the relevant dates, fees, and payments, if any. The Notice of Specially Manufactured Materials is not recorded in a county public records office and does not need to be verified or notarized. Simply fill out the required fields and send it via U.S. certified or registered mail with a return receipt requested.

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. Glad to have all of the helpful extra information, even though they don't answer all questions for all situations. So, I accessed public records and asked questions at the auditor's office. Also, on my Mac computer, filling out the actual deed form is a challenge because the screen jumps to the last page everytime I try to type a few letters or hit the return key, so I'm rollling back up to the first 2 pages after most keystrokes. A bit annoying. Overall, happy to have these form options are available! There is really no need to wait and pay for an attorney when all the information needed is available via public records. Fill in the blanks!

Very Poor and useles, a scam, don't waste your money, those templates are useless and do Not give you Any valid,proper, meeningful wording to use, did Not Help me, nothing more than what a 5th grader can come up with as far as wording or example..I feel I was riped off and this is a total scam... nothing useful
