What is the Texas Release of Lien
After completing payments on the promissory note connected to a deed of trust, the lender completes this release of lien form. Promptly recording this document in the same county as the original deed of trust and promissory note serves to unencumber (free up) the title to the related real property. There is no need for any words of conveyance because the property rights were transferred when the borrower and lender signed the deed of trust.

It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.

The forms worked well for entering information. I have finished without much trouble. Since the forms are Adobe PDF files you need the free app to use them but you can't edit unless you have the paid Adobe program. And, it was a reasonable price.

Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. Fonts for all fields are not the same. Collin County has a specified size it wants in all fields. Other than that every thing was fine.
