After completing payments on the promissory note connected to a deed of trust, the lender completes this release of lien form. Promptly recording this document in the same county as the original deed of trust and promissory note serves to unencumber (free up) the title to the related real property. There is no need for any words of conveyance because the property rights were transferred when the borrower and lender signed the deed of trust.

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Soooo, we learned of Deeds.com from the County web site via one of the bulk digital recorders telling me about Deeds.com. Hit their site, read their instructions, concluded my tiny brain and decrepit abilities could handle the chore. WITHIN AN HOUR OF UPLOADING EVERYTHING INCLUDING C.C. The deed is presently at the auditors office and will be recorded after approval from zoning board. As far as I know, everything is going along well. A self addressed envelope was left at recorder's office for return after recording is complete.
