After completing payments on the promissory note connected to a deed of trust, the lender completes this release of lien form. Promptly recording this document in the same county as the original deed of trust and promissory note serves to unencumber (free up) the title to the related real property. There is no need for any words of conveyance because the property rights were transferred when the borrower and lender signed the deed of trust.

Pleased with efficiency and expediency of website. Added value is the respective county requirements for Florida. I needed a quitclaim deed between family members. Highly recommended. We hope to record signed and executed document next week in Florida. Thank you.

Outstanding forms and service. Liked that the main deed forms were PDF so I could fill them out on my laptop, in my own time, instead of some online Q/A auto populate system. Guide was helpful, as was the completed sample. Used the erecording service to file the deed, amazing.
Thank you for your wonderful review Nancy! Our team takes pride in providing helpful resources, and we are pleased that the guide and completed sample were beneficial to you throughout the process. Making the deed filing journey smoother for our users is always our top priority.

Example deed given did not apply to married couples as joint owners with both being grantors. The example and directions also did not show how to write more than one grantee as equal grantees. Both would have been helpful when husband and wife are granting their property to their children equally. Also when attaching the exhibit A with the property description the example did not say "see exhibit A"in the property description area, so I didn't write that. Luckily the recorder of deeds allowed me to write it in. I think directions and examples for multiple scenarios would be helpful.
Thank you for your feedback. We really appreciate it. Have a great day!

Form is easy to complete but has a crowded look upon printing. I would put more returns between paragraphs to make it easier to read.
Thank you for your feedback. We really appreciate it. Have a great day!
