What information must the owner provide on a Texas construction project?
The Request for Information from Owner is a form letter used to obtain information from the property owner on a construction job. The required information from the owner includes a description of the real property, details of any surety bond posted, whether there are prior recorded liens or security interests on the property, and the date on which the original contract for the project was executed.
Under TEX. PROP. CODE 53.159(a), upon a written request, the property owner must provide the information within a reasonable time to anyone who furnished labor or materials. The owner must respond no later than the 10th day after the date the request is received.
If the requester is not in direct contractual relationship with the owner on the project, the owner may require payment of the actual costs in producing the information which cannot exceed $25.00. TEX. PROP. CODE 53.159(e). Therefore, some people choose to enclose a check with the request form, up to $25.00, to cover any costs.
If the owner fails to furnish the required information, he or she may be liable for reasonable and necessary costs incurred in procuring the requested information. TEX. PROP. CODE 53.159(f).

I purchased the Notice of Completion form because the City of Chula Vista did not have a "fillable" version of this form on their website. The Deeds.com version of this form is somewhat different than the City's version (8 numbered paragraphs vs. 11 numbered paragraphs.) However, it contains the same information in a different format. This form provided more blank space to fill in important items- like a long ownership name- than the version on the City's website. The recorder's office was satisfied with this form as I hand-delivered it to the Recorder's Office and they approved it for recording. Overall, I found this form easy to use and found the extra blank space for writing on the form helpful. My one comment for possible improvement is: it would be even more helpful (particularly for attorney users) to have strike-out capability. I would have liked having the ability to strike-out inapplicable portions of long awkward sentences. Still, I would use this form again.

Thank you for the prompt instructions on the download and installation. The only problem I had was trying to input data into the form once I renamed the form.and saved it. I was unable to change the size of the font and was very frustrated. In the end I finally had to redo the entire form through Word using your format.

It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.
We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.
Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.
E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.
