This form is typically used by an Attorney (Utah) or Title Agency when the original Beneficiary/Lender sends a written request for full reconveyance. This form can be used by the original trustee or successor trustee to reconvey but without any covenant or warranty.
(Any trust deed, substitution of trustee, assignment of a beneficial interest under a trust deed, notice of assignment of a beneficial interest, notice of default, trustee's deed, reconveyance of the trust property, and any instrument by which any trust deed is subordinated or waived as to priority, if acknowledged as provided by law, is entitled to be recorded.) Forms easy to download but experienced problems trying to type in my information into the forms. Then when I went to print a form, Adobe wanted to charge me for printing. I ended up printing the blank forms and then filling them out manually.

The State form I chose was valid and accurate. However, I found the ability to enter information was inadequate and difficult. Converted the form to a Word document and was then able to enter the information I needed to.

LOVE THIS!! I am a REALTORand from time to time I have had to take documents for filing. I'm so glad I invested some time online researching eFiling services. The first few search results that populated required an expensive annual or monthly subscription. Luckily I continued to scroll and found Deeds.com. No annual or monthly subscription required. Just pay per use. I uploaded a ROL late one night and Deed.com had it eFiled the very next morning!!! They keep you updated throughout the process via email notifications which you click on the link provided in the email that directs you to your online portal to view the status and once your documents have been filed you can immediately download the filed of record documents including the receipt from the county in which the documents were filed. SO SIMPLE, CONVENIENT, & QUICK-THANK YOU DEEDS.com!!!

The major problem is too expensive, particularly sometime, only few words need to file correction deed which cost 20 dollars!!

I would make just two suggestions. (1) Create and example showing multiple grantor(s) and (2) In the same example, show where and estate is conveyed to two or more people. It would help in knowing the correct format.
