To provide constructive notice of a pending lawsuit a Memorandum of Lis Pendens is filed when the claim brought forth (seeks to establish an interest by the filing party in the real property described in the memorandum.) Generally speaking a Memorandum becomes effective when recorded in the County or City, Circuit Court where the property is located. (8.01-268. (B))
The Memorandum of Lis Pendens shall contain:
(the title of the cause or attachment
the general object thereof
the court wherein it is pending
the amount of the claim asserted by the plaintiff
a description of the property
the name of the person whose estate is intended to be affected thereby,
and in an action to enforce a zoning ordinance a description of the alleged violation, shall be admitted to record in the clerk's office of the circuit court of the county or the city wherein the property is located;)(8.01-268. (A))

The documents' format contained information needed to complete the necessary paperwork for filing with Georgia. I am still in the trial stage. I am an older lawyer. Any help I can get is worth it. Once you get used to the format and data fill in the deed thing is excellent. Very professional if not a little slow. I have only done three deeds in one state so I will have to see how it goes. I like the product and their attitude towards pleasing the customer. We'll see when I try the recording part.
