When presenting a quitclaim deed to the county auditor in the state of Washington, it is required to be in writing, signed by the parties bound to it, and acknowledged by a person who is authorized to take acknowledgments. Additional formatting requirements will apply to a quitclaim deed. If a quitclaim deed that relates to community or separate property includes a description of real estate that is described by lot and block or addition or plat, it will not be admitted to record until the plat of such an addition has been made a matter of record (RCW 65.04.30).
In order for a quitclaim deed to be valid against a later buyer who purchases the same property in good faith and for a valuable consideration, it must be recorded with the county auditor in the county where the property is situated. The priority of a quitclaim deed is determined by the order of recording. In the state of Washington, the moment a quitclaim deed is filed for record, it is considered recorded.

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document. I didnt want to risk making an unacceptable form so I purchased the template from Deeds.com. It was easy to use and very thorough. Our deed upon death was notarized and filed with the county with no issue. Save yourselves the time and headache and get the template!

I purchased this thinking I would be able to complete the QuitClaim Deed myself because an example was provided, but you still need to be a lawyer to figure all the wording out. It was not worth the price I paid for it.

This service is excellent. I submitted a Quickclaim Deed so my home would be in the name of a Living Trust I had just created. This was my first attempted at any of this and the staff person, KVH, who reviewed my Deed was extremely helpful and quick to respond to any questions I had and to make sure the Deed had the correct information before submittal to the county for recording. I started the process one afternoon and by the next day, the Deed was submitted to, and recorded in, my county. I will use them again whenever needed.
