Most states mandate the form of notice that must be provided. In Wisconsin, prime contractors are required to serve a notice of intent to file a construction lien
In Wisconsin, a claimant cannot claim a lien right or maintain an action to enforce a lien right, unless the lien claimant serves written notice on the owner of an intent to file a lien claim at least 30 days before timely filing the lien claim. Wis. Stat. 779.06(2). The notice is required whether or not the claimant has been required to and has given a previous notice of furnishing. Id. The notice must briefly describe the nature of the claim, the amount due and the land and improvement to which it relates. Id.

I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds). But talking with 3 different states and 4 different counties - none of which seemed to need the same documents, I was almost ready to dump this in a lawyer's lap. This resource makes it simple!

The form was useful, however the formatting is terrible once completed. A lot of white space with no option to remove extra spacing or to improve the overall formatting.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.

Great Job guys! I would not even have thought to look for this service. The county recorder's office and kiosks are all closed because of covid.
