The Lis Pendens will contain:
The names of the parties involved
The object of the legal action taken
A legal description of the affected property.
Once recorded the Lis Pendens becomes constructive notice to would be (purchasers and encumbrancers.) After the Lis Pendens is filed any subsequent purchaser or encumbrancer will be bound by the proceedings as if they were a party to the action. Statute 840.10

This was the first time I had ever had to fill out a Warranty Deed, so if it was not for your example form on how to fill one out, I would be still be here completely lost. I had originally gone to another site for a Warranty Deed & they wanted double the amount of your price & their website had no examples forms. I am so happy with your site & service. TODD Form would not print surveyor degrees character (superscript "o") in Exhibit A. It also would not print the "Return Address" or "Prepared By" entries with my middle name as your example showed.

Pleased with the results, except for the "notice of confidentiality rights" above the QUIT CLAIM DEED headline. Is it needed to be included on the form or can it be removed ? How can it be removed, I do not see a reason for it to be on the print out copy. Thank you.
