The Wyoming Statutes set out the rules for affidavits of survivorship at 2-9-102.
A general affidavit of survivorship is used in three primary situations:
- life estates, where the transfer of ownership is delayed until the life tenant dies;
- tenancy by entirety, where a married couple owned the property together and the surviving spouse gains full title when the other spouse dies; and
- joint tenancy with right of survivorship, in which two or more people share ownership of the property, and agree that when one owner dies, any remaining owners will share the deceased owner's rights to the property.
Individuals with one of these interests in real estate may transfer (or consolidate) title by completing an affidavit of survivorship, signing it in front of a notary, and recording it, along with an official copy of the deceased owner's death certificate, in the office of the county clerk for the county where the property is situated. This document is important because it helps to maintain a clear chain of title (ownership history) for the property, which, in turn, simplifies future transactions (sales, mortgages, etc.) involving the land.

Best Way EVER to record a warranty deed! It was nice to not have to drive anywhere and find the facility closed or "unable to process due to covid19 and buildings being closed". The correspondence between me and deeds.com was very timely in our back and forth email correspondence, and the processing was all finished in a timely manner. Totally worth the extra $15 that I paid in addition to the recording fee. I would use this again and again. My time and the efficiency of the job completed is worth the money.

This was the first time I had ever had to fill out a Warranty Deed, so if it was not for your example form on how to fill one out, I would be still be here completely lost. Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds).
