About the Duval County Recorder's Office

the Clerk of the Circuit Court is the official recorder of all written legal documents, called instruments. Examples include deeds, leases, bills of sale, agreements, mortgages, judgments, claims of lien, satisfactions, certificates of discharge from military service, and any other instrument required or authorized by law to be recorded.

Recording Fees

First page: $10.00
Each additional page: $8.50

For indexing instruments recorded in the official records which contain more than four names, per additional name: $1.00

Multiple documents and all documents accompanied by tax payments need to include a Recording Transmittal Cover Sheet (see supplemental forms).

DOCUMENTARY STAMP TAX:
On real estate conveyance, per $100.00 consideration: $0.70 (Formula: .0070 x Total Purchase Price = Amount of Doc Stamps)
On obligations to pay money, per $100.00 indebtedness: $0.35 (Formula: .0035 x Amount Financed = Amount of Doc Stamps)
Intangible tax on promissory notes, written obligations to pay money (mortgages, etc.): $0.002 x total

The documentary tax stamp is due on total consideration (including cash, any unpaid balance on existing or new mortgages, plus anything having a monetary value).

Documents will not be returned after recording without a self-addressed, stamped envelope.

County recording fees are subject to change without notice. For the most current fees and further information, contact the local clerk's office directly.

Document Requirements

* On the first page, leave a blank space of 3 x 3 inches in the upper right corner, and a 1 x 3 blank space in the upper right corner on subsequent pages.

* The document should be in dark print, and is best if it is typed

* The instrument should be dated and acknowledged by a notary public

* If the instrument is transferring interest in real estate, the grantee's mailing address needs to be included

* On the front of the instrument, include the return name and address so the document can be sent back to the appropriate party

* If the instrument conveys, creates, encumbers, assigns, or otherwise disposes of real estate title, the name and address of the preparer of the instrument must be typed, printed, or stamped on the face of the instrument in a legible manner.

* Include a legal description of the real property, if applicable

* Signature(s) contained in the document should agree with the names mentioned in the document, and should be legible and correctly spelled

* Signatures need to be attested by two witnesses

* The printed name must appear below signatures in the document

* Include statement about who prepared the document.
