Portfolio Liquidation: Enables sellers to exit long-term financing deals or offload multiple contracts as part of estate or investment planning.
Example: A seller assigns a $40,000 balance of a contract for deed to an investor for $32,000 cash. The investor now collects monthly payments and holds title until the buyer pays in full.
Benefits for the Buyer (Assigning Their Interest)
When a buyer (vendee) assigns their position, they are transferring their right to purchase the property (and duty to pay remaining installments) to a third party.
Why a buyer would assign a contract?
Exit Strategy: Buyer can exit a property purchase they no longer want, need, or can afford.
Profit Opportunity: If the property has appreciated or favorable terms were negotiated, the buyer can sell their equity and profit from the assignment.
Avoid Default: Buyer avoids foreclosure or forfeiture by transferring the contract to a willing party.
Flexibility: Allows creative structuring of deals, especially in "subject-to" or lease-option-style transactions.
Example: A buyer who paid $10,000 down and owes $50,000 may assign their contract to another buyer for $15,000, netting $5,000 profit.

They must have busy when I applied. The screen said it should be done in under10 mins unless heavier traffic. I was a little nervous because of a time deadline. It was completed in 45 mins and for under $30 it was worth every penny to have my deed details at my fingertips. So I give it a 5 on ease of use and quick handling. You can get it done less expensively, but great in a time crunch.

Great service! Super easy to use! I used the service to download a deed notice to do a TOD on a property in Fairfax County, VA. Just a heads up that Fairfax County required me to add the last deed book and page # onto the deed notice but otherwise all was just as they required!

Great product. It would be better if the document files were not embedded within other files. It made downloading a little confusing. The titles of the forms did not match exactly word for word, which required a lot of back and forth to make sure I had downloaded the proper document. What would be great is if once you download a document, the hyperlink changed color, or somehow denoted the document had been downloaded. Just a suggestion. You have my email address if you have questions. STILL! Five stars for you guys. I would not let that hiccup dissuade me from buying any form package from you guys. Thanks!
