Use this form to release a Mortgage that has been satisfied and/or paid in full. The lender/secured creditor shall record a satisfaction within 30 days after the lender receives full payment and performance of the secured mortgage. If a satisfaction is not sent to the mortgagors/borrowers, the lender ((a) is liable to the mortgagors for five hundred dollars ($500)) [and any actual economic damages directly caused by the failure to comply with this section.] (Section 35-10-92(c)) [Section 35-10-92(d)]
(The satisfaction in full by any one of several joint) lenders/(mortgagees, or his successors or assigns, on the margin of the record, and properly attested by the probate judge, or his chief clerk, or the filing of a release) of mortgage (by such party properly notarized, acknowledging full satisfaction of any mortgage in the names of two or more persons jointly as) lenders/(mortgagees standing on the probate records of any county in) the State of Alabama, (shall be sufficient to extinguish the lien of such mortgage.) The information and instructions provided is thorough and great. But, the fill-in-the-blanks form does not work well and is very frustrating. The font size of the information I was adding on each individual line varies and is determined by the number of characters entered on that individual line. So the font size is different on each line. And the number of lines is fixed making it impossible to fill in the full legal name of the trust I needed to fill out the form for. My needs are somewhat unusual, but the form should have been designed to be flexible enough to handle it. A blank paper form would have been more useful.

its a bit confusing for a novice computer user. I would prefer to print out the forms, fill them out on paper, then attach them to an email to discuss the accuracy of the forms with a friend, and then take the completed forms to the County office to be recorded

I was unable to end up going through with the deed process on my own as it was out of my realm. I suspect if I knew what I was actually doing when completing a deed, it would of been sufficient. I ended up having to go through an attorney to complete the deed.

Forms were spot on and able to save over $100 by not going to an attorney to complete the same documents. There were templates on how forms are supposed to be completed. You just need a notary to sign.

Great service - it was my first time using the service and really recommend it. Due to COVID-19, my County Recorder's Office is closed and I was able to create the document using their vast templates, notarize it, and upload it into the system. The recording process took about 7 working days which is not bad considering that most people are working remotely. I will share this website and its many resources with my relatives and friends.
