Under AS 13.36.079, a trustee may provide a certification of trust to confirm his/her authority to act on behalf of an established trust agreement. The certification stands in for the full document, thereby preserving the confidentiality of the beneficiaries, as well as other facts unrelated to the immediate transaction.
A lawful certification of trust must include the following information:
The trust exists and the date the trust instrument was executed; the settlor's identity; the currently acting trustee's identity and address; the trustee's powers; whether it is revocable or irrevocable, and identify anyone holding a power to revoke the trust; requirements about co-trustees, if any; the trust's taxpayer identification number, if any; and the manner of taking title to the property of the trust (13.36.079 (a)(1-8)). It may also contain other details as necessary.
The certification of trust includes a statement that the trust has not been revoked, modified, or amended in a manner that would cause the representations contained in the certification of trust to be incorrect (c). The recipient of a certification of trust may ask the trustee to furnish copies of the excerpts from the original trust instrument, including amendments that designate the trustee and confer the power to act in the transaction which requires the certification of trust (e).
This offers protection to those who, in good faith, enter into a transaction based on reasonable reliance on a certification of trust. If the trustee misrepresents the facts, the other party may enforce the transaction against the trust property as if the representations contained in the certification were correct (g).

The documents' format contained information needed to complete the necessary paperwork for filing with Georgia. However, the fields were not large enough to put the legal description in, and there was no way to enlarge the area. These were only semi-helpful in providing what I needed per Georgia's filing requirement.

They must have busy when I applied. The screen said it should be done in under10 mins unless heavier traffic. I was a little nervous because of a time deadline. It was completed in 45 mins and for under $30 it was worth every penny to have my deed details at my fingertips. So I give it a 5 on ease of use and quick handling. You can get it done less expensively, but great in a time crunch.

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem.
Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description!
Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.

Convenient yes, expensive "big YES" and with what I paid to record a lien it cost me close to $50.
