This form is formatted under Arizona Revised Statutes 33-707A, which allows the Beneficary/Lender the right to execute a Deed of Partial Release and Partial Reconveyance without the Trustee's involvement. This form states:
NOW, THEREFORE, pursuant to the provisions of Arizona Revised Statutes 33-707A, which make it unnecessary for the Trustee to join in this document.
This Deed of Partial Release and Partial Reconveyance releases and reconveys only the described property and does not affect in any way the balance of the property described in said Deed of Trust, which continues to be held by the Trustee under the terms of said Deed of Trust.

Use this form when a Deed of Trust is involved. Beneficiary/Lender must sign/execute this document.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). I love deeds.com - hands down, the quickest way to record a warranty deed. The process and communication is so quick - the recording transaction too. Worth the extra $20 to me for my time! I didn't spend over an hour driving around, talking to someone via a kiosk to record the deed, didn't have to spend the energy of loading kids into the car to come with me, etc. The efficiency and timely process is worth the cost! I am very pleased with my purchase of the Affidavit Death of Joint Tenant form. I previously purchased this form from the leading providing of DIY legal forms and it was rejected by the Registrar in my state. I then had to start over. The Executor's Guide needs more info about what to put for grantee (estate of deceased or my name as executor?) and the price (something nominal like $10?) before there is a buyer. The guide seems to use only one example.

in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.
