A Release of Lis Pendens instructs the Clerk to release said Lis Pendens. This is important once a suit is finalized or resolved. Generally, the plaintiff or plaintiff's representative (person(s) initiating the claim) will file the release. The release will have information of when and where the original Lis Pendens was recorded, including the date and document number of the recorded Lis Pendens. A release if filed in each county where a Lis Pendens was recorded thereby nullifying the Lis Pendens action. Title 16 - Chapter 59 - Lis Pendens, dictate Arkansas Lis Pendens law.

The process was not difficult but I don't think that it suited my needs. There were several fields that were not applicable to me but I had to enter something to proceed. I also filled out the other form and mailed it in with some documentation that the electronic service did not ask for. Questions of my attempt are still unanswered. Fairly easy to use. I had to really search to get some info. I had to use the Exhibit feature because the description box was way too small and I ended up re-typing it. The package had good and useful links. The County Clerk looked at it and said, "I see you used an online form, and that's OK, but..." and proceeded to show me a couple of things that were left out. They recorded it with no problems.

Thought from the reviews and claims, it would be able to do our quit claim deed. Maybe for simple situations it works but ours required more room for the description and parcel numbers. Ended up being a total waste of $40.00. Wouldn't buy again. It is no better than the free forms you can find online.
