An Arkansas Mineral Quitclaim Deed (A.C.A. 14-15-402, 14-15-404) transfers oil, gas, and mineral rights from the grantor to the grantee. It is NOT A LEASE but a permanent ownership transfer.
Transfer and Rights: This deed includes oil, gas, and other minerals, with the grantor specifying the percentage of rights transferred to the grantee.
Access and Use: The grantee gains rights for mining, drilling, exploring, and developing the minerals, including their storage and transportation.
No Title Warranty: The grantor transfers rights without any title warranty (A.C.A. 18-12-104).
Uses: Mineral deeds with quitclaim are often used in situations where the grantor wants to quickly release any interest they might have in mineral rights, such as in settling estates, resolving disputes, clearing up uncertainties about ownership in a title's history or when mineral rights have previously been severed or fragmented from surface rights and cloud a title, making it difficult to transfer property. Resolution often involves the holder(s) of the mineral rights, quit-claiming any rights he/she/they have or might have in the subject property.
Legal Requirements: The deed requires specific content and execution before two disinterested witnesses, one of whom may be the notary (A.C.A. 18-12-104).
Recording: Must follow formatting requirements (A.C.A. 14-15-402) and be recorded promptly to establish public notice.

It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying

We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically. I would not have ordered this form had I realised how limited the fields are for details. There is no room for elaboration of terms. The language only allows one grantor and one grantee, and the gender and quantity default construction is a poor choice. Be basic, but leave room for more.
