The Arkansas 10 days' notice of intent to file lien under Ark Code Sec. 18-44-114 is a preliminary notice required from a potential claimant before filing a claim of lien against a property. A claim of lien is unenforceable if the claimant fails to abide notice requirements as directed by law.
The notice, delivered to the owner, states the balance owed on an underlying contract. If the balance is not paid within ten days' receipt of the notice, the claimant has a claim on the property and may proceed to file a claim of lien against the title.
Arkansas law stipulates what constitutes "delivery." Notice may be served by an officer authorized to serve process in a civil action; a person who would be a competent witness; by mail addressed to the person to be served, with restricted delivery and return receipt requested; or by any means that provides written, third-party verification of delivery to anywhere the owner maintains residence or an office or conducts business (18-44-114). When served by persons other than an officer, an affidavit of service of notice is also required. When served by mail, the verification of service is a return receipt signed by the addressee or a returned piece of mail or affidavit by postal worker showing refusal of notice by the addressee or that the notice was unclaimed.
In cases where the owner resides in a county other than the one in which the property under contract is located, the notice gets recorded in the circuit clerk's office. Otherwise, the notice is a standalone document, and is not required to be notarized or recorded. Proof of service of notice, along with a copy of the notice, however, is required when filing a claim of lien, so the document is attached as an exhibit to a claim of lien filing.
An effective notice should also contain a description of the property that will become subject to the lien, a description of the labor, services, materials, or equipment furnished by the claimant, and identify the claimant by name, along with any individual acting on behalf of the claimant signing the notice.

Highly Pleased- Strongly Recommend Deeds.com Long review... sorry:-) Originally I was very skeptical due to the enormous amount of the scams going on now days and the number of online sources that "claim" to provide you with deed forms for free or for a few. Nothing that you need and want done is free. There is always a cost. So luckily I came across deeds.com. This was the only site that appeared to be simple, to the point, and made no crazy promises. So before selecting this site, I did a little more checking around/price checking to ensure I am getting the best price for the product I needed. I even checked Staples and Amazon to find that they do indeed sell these forms but I do not think the products they provide are specific for my state and county. They claim their forms provided are for all states but my state is specific and I prefer to have forms provided by Deeds.com that is based on Indiana statute that Deed.com clearly identifies on each form. Deeds.com price of $20 seemed a little high at first but when I saw the products provided, the $20 cost is more than reasonable and fair. You not only get the deed form specific for my state and my specific "county" but also the other various/supplemental forms that may be required. Being familiar with my state and knowing how tedious and anal my state is on everything, I was pleasantly please to see the info and extra supplemental forms provided. For example, a person new to the State who recently had property deeded to them, would not necessarily know about the Homestead tax exemption provided if property is your primary residents, over 65 exemption etc. I would highly recommend this site for anyone needing these documents because Deeds.com has you covered on any and all forms/info you could ever need! A bonus is that there is one flat fee and not monthly cost that you have to worry about canceling later unless you superficially select a monthly package. I love the fact that Deeds.com is nothing fancy. There is not a bunch of elaborate graphics etc. They only provide what you need and what they provide is very accurate. Deeds.com has a customer for life.

This is a wonderful service and your staff is very responsive through the chat. My one suggestion is that there be an added sentence to your instructions that sates that once you upload there is nothing more to do as in a "submit" or "Finished uploading" button. After uploading instinct says there is something to click to let you all know that we have finished with our uploads.

I was very pleased with the document I downloaded. I was able to edit it easily and save a copy both as a permanent copy or one that could still be edited.
