This is a statutory power of attorney following Arkansas code Title 28, chapter 68, (cited as the Uniform Power of Attorney Act.) ( 28-68-101)
In this power of attorney, the principal chooses which acts the agent can or cannot perform, each of these powers are detailed by Arkansas statutes and codes.
Execution of the Power of Attorney
A signature (by the principal) (is presumed to be genuine if the principal acknowledges the signature before a notary public or other individual authorized by law to take acknowledgments.) (AR Code 28-68-105)
Unless otherwise note in the "Special Instructions Section" of the form this power of attorney is durable, meaning (not terminated by the principal's incapacity.) ( 28-68-102(2))

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. I purchased a Quit Claim Deed package a couple weeks ago. The included guide unfortunately didn't answer all the questions about my specific case of how to fill it out, so I sent them a couple questions on Sept 8. It's now the 23rd, and still no reply. The form is a useless waste of money if I don't know how to fill it out in a legally-accurate way.

I was skeptical after experiencing other websites. However not only did we get the form we needed for a fraction of the cost vs going to an attorney, the additional resources (guides and samples) made the completion of the Enhanced Life Quitclaim deed quite simple, quick, and painless. We were having difficulty getting my mom to agree to meeting with an attorney or even considering a Lady Bird deed.
