California Substitution of Trustee and Full Reconveyance
Sometimes the original trustee on a deed of trust is unable or unwilling to perform his/her responsibilities. In that case, the beneficiary/lender uses this form to authorize a substitute trustee, who, by recording it, will release the lien and convey the land with a clear title.
California Code, Civil Code - CIV 2941
(2) If the trustee has failed to execute and record, or cause to be recorded, the full reconveyance within 60 calendar days of satisfaction of the obligation, the beneficiary, upon receipt of a written request by the trustor or trustor's heirs, successor in interest, agent, or assignee, shall execute and acknowledge a document pursuant to Section 2934a substituting itself or another as trustee and issue a full reconveyance.

Extremely helpful team of professionals who are patient when you need to get things filed correctly.
Very small price for the comfort of knowing your DOCUMENTS are FILED with you local Recorder's Office.
Some of the filings, if they are correctly formatted are already uploaded and official within a few hours.
Here's the ALTERNATIVE you may encounter.
For Example:
King County Recorder's Office moved which means most filings are backed up 7-10 days if you DROP your filing in a BOX with your CHECK or MAIL IT. Neither is a great option, since they have no WALK IN HOURS.

We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office.
I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.
