Questions answered? Let's get started!

This document allows someone to swear they have reviewed a death certificate and verify its contents for real estate transactions when the actual death certificate cannot be attached to the paperwork.

What this form DOES:

Confirms someone has seen and reviewed a certified death certificate
Provides sworn verification of death certificate details (date of death, state issued, certificate number, etc.)
Serves as a substitute for attaching the actual death certificate to real estate documents

What this form DOES NOT do:

This is NOT an "Affidavit of Death" (which removes deceased owners from property titles)
Does not transfer property ownership or update property records
Does not serve as official notice of death to banks or other institutions
Does not affect how property passes to survivors

When to use this form:

Use only when a title company, lender, or other party in a real estate transaction specifically requires verification that a death certificate exists but does not require the actual certificate to be submitted.

I could not be happier with the service afforded by Deeds.com. After having been directed to two other organizations who purportedly performed this service and being told they could not accommodate me, I found Deeds.com. The website is extremely easy to use, the directions are clear and concise. The site updated me regularly as the documents were progressing through the process, and the detailing of costs was great. The turn-around -- which isn't completely in the hands of the site -- was incredibly quick. I'd use this group again without reservation. As a person who'd have to otherwise travel almost five hours to record, this has been heaven-sent!

I am very pleased with Deeds.com. They responded back very quickly, checked my forms, gave an example for a correction, and submitted the forms over the weekend. What more could you ask?

You should add a button to cancel a package. I uploaded a document for e-recording, but wanted to cancel because I got a more clear copy.

Good site. Two things to note. 1. The Documentary Transfer Tax Exemption sheet, the word "computer" is used when I think it should be "computed" Error in state form? 2. The California Trust Guide could have a watermark which is less distracting. Kind of hard to read the print with the DEEDS.COM logo so prominent.

Deeds.com is a quick and effective way at finding property deeds. I had the results I needed in a couple hours without having to miss work to get to the clerks office, which is well worth the price of the service.
