Florida's Construction Lien Law codifies statutory waivers at section 713.20.

A lien waiver operates by waiving (disclaiming) the lienor's right to all or part of an established lien. Lien waivers can be conditional, or only effective when the payment is actually received, or unconditional, meaning the lien is waived upon execution of the form, regardless of any remaining balance due. s. 713.20(7) Fla. Stat. (2016). They can also release a lien based on partial or full payment.

This form unconditionally releases a portion of the lien based on an agreed-upon progress payment. It requires a return address, the parcel identifier and legal description for the property being improved, the lienor's name, the customer's name, the owner's name, the amount paid, and an ending date for the period of time covered by the payment. 713.20(4).

Exercise caution when using unconditional waivers. If the lienor suspects for any reason that the payment is or will be invalid, he or she should consider a conditional waiver instead.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I purchased the Notice of Completion form because the City of Chula Vista did not have a "fillable" version of this form on their website. The Deeds.com version of this form is somewhat different than the City's version (8 numbered paragraphs vs. 11 numbered paragraphs.) However, it contains the same information in a different format. This form provided more blank space to fill in important items- like a long ownership name- than the version on the City's website. The recorder's office was satisfied with this form as I hand-delivered it to the Recorder's Office and they approved it for recording. Overall, I found this form easy to use and found the extra blank space for writing on the form helpful. My one comment for possible improvement is: it would be even more helpful (particularly for attorney users) to have strike-out capability. I would have liked having the ability to strike-out inapplicable portions of long awkward sentences. Still, I would use this form again.

Downloaded and used the Ladybird Warranty Deed for a county in Florida with no issues. Cost for the download and subsequent recording fee of the deed totaled less than $40. No reason to pay hundreds. I assume the subsequent transfer upon death will go smoothly, but I of course, will never know. The "example" of a completed form was very beneficial. Also, get a copy of the current deed and make sure legal description of real estate is exactly the same on the new deed.
