Florida recognizes four types of lien waivers, as set forth in FLA. STAT. 713.20. There are two categories of waivers: conditional and unconditional. Both categories include full or partial releases. A full lien release waives the entire lien amount while a partial waiver relinquishes the right to a lien for the amount represented by a progress payment.
Lienors use the unconditional waiver upon final payment to confirm receipt of the final balance due, and to remove the lien against the property. The waiver must include the names of the lienor, the contractor, and the property owner, the legal description of the property where the work or improvement took place, and the amount paid.
The lienor signs and dates the form in front of a notary, then files it in the records of the same county where the original lien was recorded.

The forms worked well for entering information. I have finished without much trouble. Since the forms are Adobe PDF files you need the free app to use them but you can't edit unless you have the paid Adobe program. And, it was a reasonable price.

We had hoped, as this was direct through our State recorder's office, State-specific data would be pre-filled in. Also there is no help when transferring the home title from a Revocable Trust to the living Trustee and new spouse (no example given, no help for which code to use). And the example doesn't match the prior deed revision format submitted by our attorney. So, not the best experience. We may have to get an attorney involved...what we were hoping to avoid

I could not be happier with the service afforded by Deeds.com. I called the county clerk office yesterday that i wanted to get a deed e-filed and recorded. I was told they are not accepting documents in person because of the COVID 19 pandemic that I have to mail it. I found Deeds.com online and in less than 24hrs i have my document. Really solid system for determining what may prevent your documents from being accepted. I love the comments section allowing for fluid communication. I only wish there were automated emails for all those communications and once documents were accepted, but I did receive a couple personally-generated emails regarding the progress instructing me to check the site.
