This fillable Hawaii warranty deed carries the configuration of a single individual grantor: one grantor entry, one signature line, and one acknowledgment certificate built to Hawaii's notary certification rules. The deed conveys Hawaii real property with full title covenants and prepares for recording at the Bureau of Conveyances in either of Hawaii's two recording systems.
One grantor, one signature, one certificate
The form recites exactly one natural person conveying in that person's own right. The grantor section takes the owner's full legal name, marital status as Hawaii practice recites it, and mailing address; the signature section carries a single signature line with the printed name beneath it, as Hawaii Revised Statutes Section 502-31(b) requires; and the acknowledgment certificate names that one grantor as the person acknowledging. A sole owner of record presents this pattern, whether unmarried or married and holding title alone; Hawaii is a common-law property state, dower and curtesy were abolished for estates arising after 1977, and no located statute adds a joinder signature for a non-titled spouse on a solely titled owner's ordinary lifetime conveyance. Property held by two owners, entireties property, trustee-held title, and entity grantors present different signature and recital architecture; the form is not set up as a two-owner or representative-capacity instrument.
Full covenants, stated on the face of the deed
Hawaii has no statutory short-form warranty deed, so the covenants live in the instrument's own text. This deed states them in full: seisin in fee simple, good right to convey, freedom from encumbrances except the matters the deed lists, quiet possession, and a warranty of title against the lawful claims of all persons. Searchers and buyers name this instrument a general warranty deed; the granting clause conveys with the words GRANTS, BARGAINS, SELLS, AND CONVEYS, and the Subject To section defines exactly where the covenants stop, so recorded easements, covenants, and surviving liens sit outside the warranty rather than inside it.
Built for both of Hawaii's recording systems
Hawaii records real property centrally at the Bureau of Conveyances, and a deed lands in the Regular System, the Land Court (Torrens) system, or both. The form identifies the recording system on the first page and carries the Land Court certificate of title line and the tax map key (TMK) entry there, where Hawaii Administrative Rules Section 13-16-4(c) places the parties, the document type, and the TMK. The page layout reserves the top 3.5 inches of the first page entirely for the registrars' recording information under Section 502-31(e) and HAR Section 13-16-4(e), sets the return address block in the one inch strip below that band with the address beginning 1.5 inches from the left edge, and carries the preparer's name, address, and telephone number that customary Bureau intake practice looks for, so the printed deed arrives at intake in the format the registrar expects.
The conveyance tax certificate at intake
Recording a Hawaii deed involves one companion filing: the state conveyance tax certificate under Chapter 247. A taxable transfer files Form P-64A with the tax computed on the actual and full consideration at graduated rates; an exempt transfer files Form P-64B claiming the exemption category. Section 247-6 bars recording without the certificate, so the deed and the certificate travel together to the Bureau. The certificate is a Department of Taxation form prepared and filed separately and is not included in this package; the guide walks through the rate schedule and the common exemption categories.

I am not very happy about the fact that I paid 27.00 to not even have the forms filled out. I thought that it was going to be all done for me and I was told that I need a lawyer to have the form filled out properly.

It was frustrating to get the scans done but that might have been due to a learning curve. After 4 tries they were accepted. I couldn't figure out how to delete or close the failed attempts. Waiting to see if Recorder office has changed the title.
