The Idaho trustee's deed conveys property out of a trust. This type of deed is named for the person executing the instrument rather than the type warranties it contains. The trustee's deed is a modified fee simple deed, and contains only the covenants stated in I. C. 55-612.

The deed names the trustee as the grantor and the name and date of the trust under which the trustee is acting. A certificate of trust under I.C. 68-115 is sometimes used in conjunction with transactions by a trustee.

As with all instruments of conveyance in Idaho, the grantee's full name and mailing address is required in the granting clause (I.C. 55-601). To delineate the specific parcel conveyed, the legal description of the real property must appear on the conveyance. All acting trustees need to sign the deed in the presence of a notary public before it is submitted for recording in the county in which the real property is situated.

Breeze.... It feels silly to hire an attorney to do this for just one beneficiary. Thanks.

This service is amazing! We have tried several other online recording services which all disappointed. Deeds.com got all three of our documents recorded same day as invoice payment. Thank you for the quick turn around! We will be using this service often.

I had to call 3 times, two calls were hanged up on me.
Thank you to 3rd representative, who helped me with my question. Unfortunately, I do not know her name. She was very patient, kind, professional. I am very thankful for her help.

I bought a Quitclaim Deed package for Fayette County, Kentucky, to transfer my house into a Living Trust that I had set up previously. Creating my Quitclaim Deed was pretty straightforward, using the form, the instructions, and the sample Quitclaim Deed. I signed my Quitclaim Deed at a nearby Notary Public, then took it to the Fayette County Clerk's office to be recorded. The clerk there asked me to make two small changes to the Quitclaim Deed, which she let me do in pen on the spot:
* In the signature block for the receiver of the property, filled in "Capacity" as "Grantee as Trustee ______________________________ Living Trust".
* In the notary's section, changed "were acknowledged before me" to "were acknowledged and sworn to before me".

I like the support documents that go along with the easement template and the fact that the format is specific to a state and county.
