Find the laws governing the probate administration of real estate at 755 ILCS 5/20.
The executor of an estate is a person named in the decedent's will to manage the distribution of the estate's assets.
An executor's deed is a special document used by the executor of a decedent's estate to transfer real property out of that estate. This document must meet the same form and content standards as so-called "regular" warranty or quitclaim deeds, and incorporate additional information related to the specific transaction. The details may vary based on the situation, but typically include facts about the decedent and the nature of the probate case. (765 ILCS 5/12)
Depending on the case, the executor might include documents such as letters from the probate court or a certified copy of the death certificate when recording the deed. Consult with the court officer or attorney supervising the distribution to confirm which, if any, supporting documentation might be required. After the deed is executed (signed in front of a notary), confirm it with the court if necessary, then file it in the public records for the Illinois county where the property is located.

We had hoped, as this was direct through our State recorder's office, State-specific data would be pre-filled in. Also there is no help when transferring the home title from a Revocable Trust to the living Trustee and new spouse (no example given, no help for which code to use). And the example doesn't match the prior deed revision format submitted by our attorney. So, not the best experience. We may have to get an attorney involved...what we were hoping to avoid

Quick and easy to use. I was able to download the Transfer on Death Deed form to my computer so that I can read through and fill them out at a later time. That made it convenient and "no pressure". The complimentary guide and completed example that came with the form was also very helpful.

The "Trustee's Deed" should have been labeled a Deed of Trust because that's what it really is. So now I just wasted $19.97 getting something I can't use.

The State form I chose was valid and accurate. However, I found the ability to enter information was inadequate and difficult. Converted the form to a Word document and was then able to enter the information I needed to.

It would help if pages of a document indicated 1 of 3 etc. When I downloaded the TOD guide I got a 4th page though it only showed 3 on the screen.

After my county rejected a deed from another company, I researched better and purchased my Lady Bird Deed from Deeds.com. Very simple, received everything immediately. Printed out sample and guide sheets and filled out my deed. Very thorough and easy to understand. All the additional forms were awesome. And the best part is, my county recorded my deed this morning! Really good product, included guide to filling out forms. Totally pleased with that part. Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.
