In Illinois, a trustee's deed is used to transfer real property out of a trust. The deed is named for the person executing it -- the trustee. According to Black's Law Dictionary, 8th ed., a trustee is someone who, having legal title to property, holds it in trust for the benefit of another and owes a fiduciary duty to that beneficiary. A fiduciary is someone who must exercise a high standard of care in managing another's money or property.

The trustee's deed establishes basic information about the trust, such as the name and date of the trust document. The trustee serves as the grantor in the deed, and transfers the title into the grantee's name. As with all other conveyances of real property, the deed requires a legal description of the property being conveyed, as well as a Property Identification Number (PIN) and commonly known address. For a valid transfer, the trustee must sign the deed in the presence of a notary, who confirms (notarizes) the signature.

1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. I was fortunate enough to hear about Deeds.com. They were specific, courteous, patient and most of all productive.
