Indiana's transfer on death deeds are a useful way to convey ownership rights to property without the need for probate. The rules for claiming the property are defined in IC 32-17-14-26(b)(20). Primarily, the statute explains that the beneficiary must complete a transfer on death beneficiary affidavit containing specific details of the deed, present that affidavit to the local auditor to verify any transfer taxes, and then submit it to the county recorder who will enter it, and therefore the finalized conveyance, into the public record.

I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. I was fortunate enough to hear about Deeds.com. They were specific, courteous, patient and most of all productive. What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you.
