Questions answered? Let's get started!

Use this form when the land owner wishes to completely cancel a previously recorded transfer on death deed. A revocation of transfer on death deed allows the owner to formally revoke the future conveyance and enter that change in the public record.

According to IC 32-17-14-16, there are two primary ways to revoke a transfer on death deed in Indiana:

If the real estate owner (grantor) decides to change the beneficiary or modify the way in which beneficiaries will hold title to the property when the owner dies, he/she simply completes and records a new transfer on death deed with the updated information.

If the land owner wishes to completely cancel a previously recorded transfer on death deed, a revocation may be a better idea. A properly executed revocation of transfer on death deed allows the owner to formally revoke the future conveyance and enter that change in the public record.

I am an invalid and needed just one quitclaim form. I was able to quickly enter and complete the form. Unfortunately, it will probably be a last hurrah for me..

This was very hard to follow, and the form looked horrible.

Reply from Staff

Sorry to hear that James. Some documents can certainly be more difficult than others. Your order and payment has been canceled. We do hope that you find something more suitable to your needs and aesthetic requirements elsewhere.

The documents I created on deeds com turned out beautiful and very professional looking. The example they gave along with the instruction booklet made it very easy t create a professional looking document for our land Sale. I was very pleased with how easy it was and would recommend it to anyone needing professional documents without having to go thru an attorney or title company. I was very impressed!

The transfer deed documents are laid out the way county offices need, but I don't like the requirements so I'm going to leave a bad review.

Reply from Staff

Well, thanks we guess.

South Carolina Warranty Deed document is good. The example and instruction documents are marginal help for Trusts.

Reply from Staff

Thank you for your feedback, Richard. We’re glad to hear the South Carolina Warranty Deed met your needs. We appreciate your note about the trust-related guidance as well. That’s helpful input, and we’ll review the example and instruction materials to see where we can improve clarity for trust transfers.

I was skeptical after experiencing other websites. However not only did we get the form we needed for a fraction of the cost vs going to an attorney, the additional resources (guides and samples) made the completion of the Enhanced Life Quitclaim deed quite simple, quick, and painless. We were having difficulty getting my mom to agree to meeting with an attorney or even considering a Lady Bird deed. Deeds.com gave us the ability to move forward with necessary actions with family members walking my mom through the steps, explaining the process and giving her plenty of time to find the needed information. She became part of the process which made it easy for her at a time when decision making was hard. We did everything in the comfort of her own home. I can't think of a better experience or service and I would consider Deeds.com for future needs.

We had hoped, as this was direct through our State recorder's office, State-specific data would be pre-filled in. Also there is no help when transferring the home title from a Revocable Trust to the living Trustee and new spouse (no example given, no help for which code to use). And the example doesn't match the prior deed revision format submitted by our attorney. So, not the best experience. We may have to get an attorney involved...what we were hoping to avoid

Your system is completely unfriendly to the user. There is no clear way, unless you are a lawyer, to go through the the process without making mistakes. Very disappointed attempted user

Sorry to hear that we failed you Bernadette. We do hope that you were able to find something more suitable to your needs elsewhere.
