Subcontractor Mechanic's Lien Claims in Iowa
Under 572.10 of Iowa Code, subcontractors are eligible to claim a mechanic's lien. A contractor or a subcontractor may perfect a mechanic's lien beyond ninety (90) days after the date on which the last of the material was furnished or the last of the labor was performed by filing a claim with the clerk of the district court. I.C. 572.10.
A valid claim identifies the parties, the project's location, relevant dates, a list of work and associated charges, any payments, and the amount due. The claimant must provide written notice of such claim to the owner. Id. The notice may be served by any person in the same manner that original notices are required to be served, such as personal service or certified mail. Id. If the party to be served is outside of the county where the property is situated, a return of that fact by the person charged with making such service shall constitute sufficient service from and after the time it was filed with the clerk of the district court. Id.

Well worth the $20.00 for the Transfer on Death Deed, if you are willing to do the leg work to notarize and record the deed. Money well spent and money well saved. The value is in the short, bullet type instructions and State specific forms and requirements.

Found the forms I needed but had to type these out my self in Word since these forms do not allow any information to be saved. I understand you want this to be proprietary information but you failed to deliver a usable product. I printed this template and built my own in microsoft word. Good examples and instructions with poor execution. I lost hours of typing and nearly lost real estate deals due to these documents not being in a format ready to use. Will be using another service next time or buying these as guides alone.

The site delivered just what it promised - I needed a specific deed formatted for a specific county/state, and they delivered it at a great price. The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.
