A single owner conveying Kansas real estate with full title covenants signs one line, appears before one notarial officer, and delivers a deed built on two statutory words. This Kansas Warranty Deed (Individual Grantor) is set up for exactly that record: one individual grantor, the entire interest, and the K.S.A. 58-2203 covenants running to the grantee.

Two words that carry five covenants

Kansas wrote its warranty deed into statute. K.S.A. 58-2203 gives the substantial form, A.B. conveys and warrants to C.D., and attaches the covenants to those operative words: unless express terms restrain them, the grantor is lawfully seized, has good right to convey, guarantees quiet possession, conveys free from all encumbrances, and will warrant and defend the title against all lawful claims. A general warranty deed in Kansas therefore stands on the shortest granting language in the deed books, and this form carries the statutory wording verbatim, followed by a plain statement of the covenants and an exceptions section where recorded easements, restrictions, and current taxes are listed so the encumbrance covenant reads the way the parties intend. K.S.A. 58-2202 completes the picture by passing the grantor's whole estate unless the deed shows a lesser one.

One grantor, one signature line, one certificate

The form recites exactly one individual grantor and carries one signature line, one printed name line, and one acknowledgment certificate in the K.A.R. 7-43-17 short form. A sole record owner selling a home, an unmarried owner deeding land to family, and a single titleholder conveying an investment parcel present the one-grantor record this deed recites. The grantor section includes a marital status line, because Kansas law treats marriage as a title fact: an occupied homestead cannot be alienated without the joint consent of husband and wife under the Kansas Constitution, and K.S.A. 59-505 protects a surviving spouse against nonconsented lifetime transfers of other real estate. A conveyance in which a spouse joins or consents follows a different signature pattern than this form carries; the form itself is built for the one-owner record.

The paperwork that rides with the deed

A Kansas deed does not travel alone. K.S.A. 79-1437c bars the register of deeds from recording a deed unless a completed real estate sales validation questionnaire accompanies it or a statutory exemption is clearly stated on the document, so this form carries the K.S.A. 79-1437e exemption statement with its number blank, and the guide walks through both paths. K.S.A. 58-2221 asks for the grantee's name and last-known mailing address for the county tax statement records, and the form carries a dedicated tax statement section. Recording fees follow the statewide schedule of K.S.A. 28-115, published by county fee schedules at $21 for the first page and $17 for each additional page, and Kansas collects no transfer tax on deeds. The deed prints on letter size paper with a three inch first page reserve for the recording stamp, inside the published format rules of the large Kansas counties.

Delivery, then the courthouse

Kansas is a notice recording state. The deed binds grantor and grantee on delivery, and under K.S.A. 58-2222 it imparts notice to the world from the moment of filing with the register of deeds of the county where the land lies; an unrecorded deed is valid only between the parties and those with actual notice under K.S.A. 58-2223. The completed example walks a Douglas County sale from the grantor block through the notary certificate, so every blank on the form has a filled-in counterpart to compare against.
