What is the Kentucky Administrator Deed

An administrator's deed is a fiduciary instrument used in estate administration to transfer real property pursuant to laws of intestate succession. An administrator is a personal representative selected by the probate court to administer a decedent's intestate estate.

Use an administrator's deed to convey interest in real property to a grantee with a special warranty. This type of warranty affirms that, while the grantor/administrator controlled the property, she never acted in a way to change the status of the title.

In addition to meeting state and local standards for real estate deeds, administrator's deeds also include details about the decedent's probate case. A court order for sale is required before a transfer can be made. Supporting documentation, such as an affidavit of real property transfer under KRS 382.135(4), is required before an administrator can record the deed in the office of the county clerk.

5 Stars isn't enough! I worked with KVH today (12-30-20) to get some deeds filed in Dallas County before the end of the year. Timing was critical and I thought my only option was to record in person. I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying
