REVOCABLE TRANSFER ON DEATH DEED
Under Maine Revised Statutes, Title 18-C, Article 6, Part 4, 6-401 to 6-421
Effective September 1, 2019 owners of real estate in Maine can take advantage of a useful estate planning tool: the transfer on death deed (TODD).
The Owner(s)/Transferor(s) [may transfer for no consideration property to one or more beneficiaries effective at the transferor's death by a transfer on death deed.] [6-405]
This Transfer on Death Deed may be revoked by the Transferor's prior to their death, Capacity requirements are (the same as the capacity required to make a will.) (6-408)
To become effective the Transfer on Death Deed must be recorded prior to (the transferor's death in the public records in the registry of deeds in the county where the property is located.) (Must state that the transfer to the designated beneficiary is to occur at the transferor's death.) (6-409)

The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

Making direct alterations to the document can result in them becoming non-conforming, which is why we advise customers to use an exhibit page when their legal description is extensive or does not fit.

tl;dr - Bookmarked and anticipating using this site for years to come. My justification for rating 5/5 1. Provide intuitive method for requesting property records. 2. Cost for records *seems reasonable. 3. They clearly state that interested parties could gather these records at more affordable costs through the county (which was more confusing for an inexperienced person such as myself). I mean, I appreciate and respect this level of honesty. *I didn't shop around too much because it was difficult for me to find other services that could deliver CA property records.
