A deed of distribution is a fiduciary instrument executed by a personal representative (PR), who is appointed by the Probate and Family Court to administer a decedent's estate. Use a deed of distribution under G. L. c. 190B, 3-907 to distribute a decedent's real property to devisees under the decedent's will or to heirs when the decedent has died intestate.
A deed of distribution provides evidence of the distributee's title. It must meet the same standards for form and content as a standard deeds, but also requires information about the decedent. Depending on the situation, the PR might need to include additional supporting documentation.
Recorded in the Registry of Deeds in the county where the subject property is located, the deed brings the chain of title up to date after the decedent passes.

Deeds was responsive and got back to me right away suggesting I go to the county and retrieve copies of the deed there. It's a couple of hundred miles away so was hoping I could do it online. A pretty good website though. Sorry we couldn't do business.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I was so stressed and tried a different online form company advertising an in person attorney within hours. They did call back but gave me the wrong answer. I needed a form used in NC and knew about it from the clerk of the court. The deadline was approaching, I looked one more time and found Deeds.com. I needed a Missouri Notice of Intent to Sell without a named designated buyer. Mo Statutes require notice be notarized and filed 45 days before any closing to protect buyer from liens. You do not have that document. We are flipping a house so it must be filed. Our lawyer was on vacation. Cannot find one anywhere on net. Finally got a template from our title company.
