A personal representative's deed is a fiduciary instrument executed by a personal representative (PR), who is appointed by the Probate and Family Court to administer a decedent's estate.
Use a deed of sale to convey title to a purchaser pursuant to a power of sale in the decedent's will and/or decree (license) following a petition of the court. A decree is required for all informally probated estates, regardless of the existence of a power of sale. Seek legal advice to ensure all prerequisites are met.
A PR deed conveys title with quitclaim covenants. The grantor of a PR deed warrants the title to the grantee against the lawful claims of persons claiming by, through, or under the grantor. Conveyances of title made by a PR to a purchaser for value are free from claims of general creditors and of legatees and devisees under the decedent's will, pursuant to REBA Title Standard No. 10.
The deed must meet the same standards for form and content as other instruments transferring title, and also contain details relating to the deceased owner. Depending on the situation, the PR might need to include additional supporting documents prior to recording.

Deeds.com recorded documents for me without any issue. It's a good service and provides a lot of assistance on its web site. However, I asked for a printed receipt (i.e. an pdf copy of one), but after a staff provided me with an obvious answer, they simply ignored my follow up requests. I also asked a simple formatting question that they should have been able to answer; instead, they passed the buck and referred me to the recorder, which currently is a very time-consuming venture. They also have no telephone number for any issue. Generally, the service saves me the time and effort of physically recording a document, but when you think about $19.00 per recording seems like a steep price for the services rendered.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I was so stressed and tried a different online form company advertising an in person attorney within hours. They did call back but gave me the wrong answer. I needed a form used in NC and knew about it from the clerk of the court. The deadline was approaching, I looked one more time and found Deeds.com. They have the form and the much need instructions and for less than $30.00. I am so pleased and also relived!
