In Minnesota, transfer on death deeds are governed by Minn. Stat. 507.071.

While the statute provides a basic form, as well as overall content requirements, the state authorized the development of uniform conveyance documents for some specific situations. Transfer on death deeds are useful estate planning tools for those who wish to pass real estate down to designated beneficiaries, outside of the probate process.

Mistakes or omissions in such deeds can force the property back into the estate and subject it to probate distribution, despite the grantor owner's best intentions. For example, the rules for joint tenants who wish to convey property with a transfer on death deed are found in 507.071, subd. 6. A correctly-completed basic statutory form is effective in many cases, but because joint tenants are often married to one another, and to ensure that all the required information is included, there is a special deed for this circumstance.

This transfer on death deed form is for use ONLY by married grantor owners who hold title as joint tenants.

As with other transfer on death deeds, this form must be executed and RECORDED during the grantor owner's lifetime.

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. I appreciate having such things available to the public. Many thanks.

First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.

This was exactly what I needed. For $25-$30 it gave me the formatted document I needed and made it so easy to input the info. I wouldn't recommend it to someone who has no clue what they're doing, but for somebody who knows all the info and just needs a formatted page to input it onto, this is perfect.
