A warranty deed is the customary form for a conveyance of real estate in Minnesota. A duly executed warranty deed includes the following covenants on the part of the grantor: (1) that the grantor is lawfully seized of the premises in fee simple and has good right to convey the property; (2) that the premises are free from all encumbrances; (3) the right to quiet and peaceable possession thereof; and (4) the grantor will defend the title thereto against all persons who may lawfully claim the same.
A warranty deed, in order to be recordable, should include the original signature of the grantor and the notary public or other officer taking acknowledgments (507.24). The acknowledgment must be certified, as required by law. If the warranty deed is executed out of state, it is entitled to be recorded in Minnesota if it is executed as provided by Minnesota laws or according to the laws of the place of execution (507.24). A Certificate of Value should accompany any warranty deed to be recorded in Minnesota. Additionally, a Well Disclosure Certificate, if applicable, should accompany the deed.
A warranty deed should be recorded in the office of the county recorder where the real estate is located. A warranty deed that has not been recorded is void against any subsequent purchaser in good faith and for a valuable consideration of the same real estate or portion thereof, whose conveyance is first duly recorded and as against any attachment levied thereon or any judgment lawfully obtained at the suit of any party against the person in whose name the title to such land appears of record prior to the recording of such conveyance. If the first recorded conveyance pertaining to the same real estate is in the form of or contains the terms of a quitclaim deed, this does not affect the question of good faith of the subsequent purchaser or be of itself notice to the subsequent purchaser of any unrecorded conveyance of the same real estate or any part thereof (507.34).

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). I thought this form was great and easy to complete but the instructions were unclear as to whether the grantee- beneficiaries needed to sign and notarize their signatures as well. It did not appear to be the case but it would be helpful if the instructions spelled this out better.

The paperwork/forms are fine, but there isn't enough explanation for me to figure out how to file the extra forms (which I do need in my case). The main form, Deed Upon Death is fine. I think the price is pretty high for these forms. I wouldn't have purchased it because there are places to get them for much cheaper (about 6 dollars), but this site had the extra forms I wanted (property in a trust and another form). Unfortunately these were included as a "courtesy" and there are no instructions for them. So three stars for being clear about what was in the package, having the right forms that I need, but instructions for putting them to use and price took a couple of stars off. Downloading was easy and once you download you can type the info into the PDF--that makes working with the forms much easier.
Thank you for the feedback Maria. Regarding the supplement documents, it is best to get assistance from the agency that requires them. These are not legal documents, they should provide full support and guidance for them.

I filled out the Xfer on Death Deed and turned it in to the County Recorder - everything went well. I did NOT like the Huge Print over like a stamp of "DEEDS.COM" on some of the material - it just made it hard to read.
