A Mississippi quitclaim deed reserving a life estate is a legal document used to transfer property ownership while allowing the grantor (the person selling or giving the property) to retain possession and use of the property for the duration of their life. 89-1-37. Effect of a conveyance without warranty. A conveyance without any warranty shall operate to transfer the title and possession of the grantor as a quitclaim and release.
Reservation of Life Estate: This section specifically states that the grantor is reserving a life estate in the property. By doing so, the grantor retains the right to possess, use, and obtain any profits from the property for the duration of their life. Upon the grantor's death, the life estate automatically terminates, and the grantee possesses the property in full, without any further legal action.

Review: There are 10 PDFs in this warranty deed package. I don't even know what to do with them all. I don't think the directions are clear enough on how to put it all together. I probably won't use it, and feel I have wasted my money.

It was very easy to order,download, and print. The only issue I have is that the guide that came with my form really did not help me filling it out. I feel the explanations could have been better and suited more for the standard person. I was still confused when filling it out and will probably have to get a lawyer to make sure it's filled out correctly

Very helpful, with blank and sample completed documents. The only thing I was confused about was the "legal description" of my property. The documents weren't too helpful on what that meant. Otherwise they were great. It saved me $200 to prepare these myself.
