Use a trustee's deed to transfer real property held in an inter vivos trust (also called a living trust). This type of deed is named for the executing trustee of the living trust, who holds legal title to the real property transferred into trust by the trust's settlor, and not for the type of warranty it carries, as with other forms of conveyance. Note that this type of trustee's deed is separate from the trustee's deed used to convey real property under a deed of trust upon foreclosure.
The trustee's deed for a living trust recites the trustee's name, address, telephone number, and capacity, and includes the name of and date of the trust on behalf of which the trustee is authorized to act. In addition, it includes the grantee's name, address, telephone number, and vesting information. Trustees may produce a certification of trust under Miss. Code Ann. 91-8-1013 verifying the trustee's authority to enter into the transaction.
The form's granting language contains implied covenants "that the grantor was seized of an estate, free from incumbrance made or suffered by the grantor, except the rents and services that may be reserved, and also for quiet enjoyment against the grantor, his heirs and assigns, unless limited by express word contained in the conveyance" (Miss. Code Ann. 89-1-41).
As with all conveyances in Mississippi, the deed requires a legal description of the property subject to the conveyance. Indexing instructions may also be required. The instrument should recite the name, address, telephone number, and bar number, if applicable, of the person who prepared the document. The trustee's signature must be witnessed in the presence of a notary public for a valid transfer.

1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!

Quite simple and easy. Only one critique: It would be easier if the names of the PDF would reflect the name of the deed/form such as 'Controlling tax return' rather than '1579101185SF56863.pdf'. However I love downloading forms rather than mail.

I am not very happy about the fact that I paid 27.00 to not even have the forms filled out. I thought that it was going to be all done for me and I was told that I need a lawyer to have the form filled out properly.

I purchased a Warranty Deed "package" on Friday and found that the Main download was a working document, but the secondary document (which is required) was not. In other words, I was able to use the fill-in feature on the main document, but not on the second document. I used the portal on the website to report my issue the same day. That was Friday. This is Wednesday. I have not heard a word from them and I have to use my documents in 2 days. I will probably have to resort to pen and ink for that document, but I have already tried filling it out twice and have to keep reprinting and starting over. You can't white out or cross out. I would really prefer to have the complete service that I paid for.
