Investment Property Transactions.
Sometimes used in investor deals where holding title back until payment completion is part of the deal structure.
For Sale by Owner (FSBO) Deals.
Common in informal or family transactions without a real estate agent.
Land Sales or Rural Property.
Sometimes used when raw land or agricultural property is sold, especially if the buyer is planning gradual development. Use this form for residential property, rental property, Condominiums, vacant land, small commercial property and planned unit development property. For use in Missouri only.
Things to Consider:
Buyer Risk: Since legal title doesn't transfer until full payment, the buyer can lose the property (and payments made) if they default.
Seller Risk: The seller may have to go through legal action (sometimes similar to eviction or foreclosure) if the buyer defaults.
Recording: Buyer shall be authorized to execute and record this “Contract for Deed” or an “Affidavit of Equitable Agreement” on or after Initial closing.

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Soooo, we learned of Deeds.com from the County web site via one of the bulk digital recorders telling me about Deeds.com. Hit their site, read their instructions, concluded my tiny brain and decrepit abilities could handle the chore. WITHIN AN HOUR OF UPLOADING EVERYTHING INCLUDING C.C. I find your forms hard to use, inasmuch as the forms cannot be converted to a Word Document. Editing and deleting of extra lines is not possible, making for a deed with large blank spaces. Document that results is not usable for me.

in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.
